The best way to safeguard your mother's interest is a registered WILL that you must create and get it registered so that god forbidden something happens to you in future, the same WILL can help your mother to safeguard her interest and share in the property.

May you live a long and healthy life. You can write down your Will. You can ensure how your property should devolve and to whom it shall devolve, after your death, through a Will. Make a copy available to your wife, mother and children. You can make changes anytime.

You and your wife are Co sharers in the said flat therefore you can give up your share to your mother you can do a registered RD in favour of your mother right now that is during your life time since you both are Co sharers you can alienate your share to your mother!!!
