How to legally divide a property

The two parties, through a mutual agreement by submitting a written declaration in the form of affidavit to court, have decided to divide a piece of land. Now bot wanted to legally divide it so that they can build something on it or can sell it etc. as pee their needs. Please give directions to proceed on this case.
You can file a suit for declaration in the court and seek directions from the court to divide the property is not the form of decree. The court mey pass the decree to divide the property as per the mutual agreement filed by both the parties.
U can file suit for partition and get final decree of partition from the court. After that both u get possession in equal share in land on the basis of decree and can build whatsoever u want on his share of land.
