I am planning to buy my first commercial property for passive income. However, seeing rampant frauds in property market scares me to the core because I will be investing my lifetime income. How do you avoid such frauds? I have read cases where properties under litigation were sold even after proper inspection by a lawyer. Same properties are sold to multiple people. Wrong properties are sold using forged documents and the list goes on. How does a lawyer ensure that a property is not under litigation and it has not already been sold to multiple people before me making any form of payment? What all documents are required to cross check to ensure that buying a particular property is safe? How does a lawyer ensure that all documents and NOC by various authorities are genuine and not forged? Please answer with reference to Gurgaon city.
Go to the tehsil and check the mutations of such property. You also check it on online at jamabandi.inc.in . All detailed are available there of all the district properties. It is very simple procedure.
