How to convert ancestral agricultural land into residential land

We are a Hindu undivided family and we have 4 acres of agricultural land which is on my father and uncle name and both are alive. It is a joint property which was inherited from my grandfather. My grandfather had passed away in 1999. As of today we absolutely have no issues with in ourselves. My father has 2 children and my uncle has 4 children. Also they(father and uncle) have 3 sisters and 8 children for them. Now the land is part of City Corporation and we want to develop this 4 acres into residential sites. Please advise whether my father's sisters children can stake any claim to the residential sites in future once everything is ready. Also since it is ancestors land, and if my father and my uncle agree, can I and my only sister get the sites registered on our names directly the share of my father. Please advise as to how to proceed on this. Regards

As you told it is the ancestors property. In your problem you informed that the property is the ancestral property. The female children get one share in your father share. Like out of acers, the grand father property will be divided into three shares. Out of that your father and your uncle get 1/3rd equal share and for sisters they will get 1/3 share totally. out of 1/3rd share your and your sister will get 1/3 ( 1/2=1/2) equal share. Only you have rights over the 1/3rd share of your fathers property. For that share others do not have any rights.

yes you can register the fathers share in your name. you have right of 1/rd share only because the property is the ancestral property.

Dear Sir, madam

Your issue is related in ancetral property once you fall with in ancetral property it might become to each other's also have the share on that property however you might to give their share also you apply to convert the land for alienation.
