How to change house number in registry

23-Apr-2023 (In Property Law)
I purchased a house property 13 years back in the year 2003 with sale deed and in sale deed House number allotted to us was “Khasra No. 300”. But I haven’t used this number anywhere instead I used House number A-45/A everywhere i.e. while taking electricity connection, water connection and other government document and using this number only for last 13 years. Now I want to change my house number in registry A-45/A. Could you please let me know the procedure of getting my sale deed changed to include my new house number. Please note that nobody is using H.No. a-45/A in my area.

It should be noted that the khasra number pertains to the land plot, and is distinct from the property number or address assigned to you by the local municipality. The khasra number is determined by the land records and can only be altered if the relevant department redesigns it. The purpose behind your desire to change the number is not clear. If it is for the purpose of a subsequent sale, both the original and new numbers can be included on the new sale deed. However, it should be understood that the house number and land parcel number will remain different and cannot be the same, except in the case of a fortuitous coincidence.

The number of the Sale Deed must be amended by registering an error deed. The Sale Deed must be amended to reflect any changes in property details.

How do I find my house number?

Ask the people in charge of the Gram Panchayat or Municipal Zone/Ward Office about your house number. Ask your neighbors whose houses are adjacent to yours for their house numbers. This will help you determine your own house number. 22-Feb-2021

You can get the refund if only the old or new house numbers are incorrect in the registered sale deed. This is mainly because of a typographical error made by a computer or typist.

Dear Sir,

You cannot change the sale deed which was executed 13 years before. Now there is no point in changing the number of the house. You may start continuing to use the old kasra number. At the same time get the address changed on the electricity and water connection.

It may be appreciated that khasra number belongs to the land parcel and not the property number or address granted to you as per local municipality. The khasra is as per the land records and can't be changed unless the same is redesigned by the relevant department. It is unclear as to for what purpose you require this change. If it's for further sale, both can be written on the fresh sale deed to be executed. Even then, house number and land parcel number will differ and can't be the same, unless they are so, due to mere coincidence.

Allocation of property number is the sole jurisdiction of munsicipality or other appropriate authority, who own the land rights, in the govt records, such a Khasra no. mutation, khatoni, property no, etc.
There is no authentication by using self acquire generated property number.

However, to support your claim, you can also mentioned both of the number in the relevant documents.
PS: but it would be of no use, rather it will create a problem for you in future.
