Your question is not clear.

... in case of Hindu Law. If a person don't take divorce from first wife and Mary some other then the other wife is simply his mistress and nothing more than that.
However, a person can himself give his self acquired property to anyone as per his wish but cannot give ancestral property to anybody else than the legal heirs. .

There are various ways through which your father can transfer a property to your mother...
It could be by way of Will or gift. 1. Gift-it is still necessary to register the gift deed to make the transfer valid. Under section 122 of the Transfer of Property Act, 1882, you can transfer immovable property through a gift deed. Registering a gift deed with the sub-registrar is mandatory as per section 17 of the Registration Act, 1908, and as per section 123 of the Transfer of Property Act. Stamp duty and registration fee has to be paid to register a gift deed.

2. will-if one wants to divide his property unequally then making a will is absolutely essential. Even if no will has been made by the testator the property can be divided equally amongst the legal heirs after death of testator.
