Can A gift registered of a property by legal heirs on death of owner be canceled and if so in what conditions?

no if the property is gifted and the person who gifted the property is dead then it cannot be cancelled it may be challenged by other legal heirs please say in detail so that i can help you what is your jurisdiction..

To give opinion it is necessary to scrutinize that registered Gift Deed for its scope, meaning and effect. Usually conditional Gift Deed has no legal validity, however, which condition is associated with that Gift Deed is important.
