Flat owner says builder will not be involved in the agreement

Hi, I'm planning to purchase a flat in Pune area, the salesperson of the project is saying that flat is belong to landowner and the builder will not be involved in the agreement. Can anyone suggest me is it good to purchase and what are all the points I should consider before going ahead.

Firstly property search, title verification after owner is registration on govt sub register in favour of builder to clear see and documents legal advocates looking. Then after guided then decided....

Please check the entire chain of documents from start to end. Original papers of land,Agreement papers of flat, noc, conveyance, no arrears certificate, Electricity bill, 7/12 of land, N/A plot entitlement, Clearance certificate, registration certificate with the municipal body,CC & OC as per applicability.

Dear Client,
The best option to remove every doubt it to get the property veted through Advocate/Law firm. Advocates/law firm will verify the title of the property and issue title clearance certificate. [there may be some understanding between the land owner and developer- same needs to be checked to ascertain the title].
Based upon the same you can decide whether to enter into agreement of not.
