Father gifted office room to brother's son which he was using

My father has one office room in his name and he provided me to use the room for my business activity in the year 1976. Now he has gifted the office room to my brother's son and has asked me to vacate the premises. please advice whether i have to vacate the room or there is any other way out

Nobody can be evicted without due process of law but since you have no title over the office room you can only file a suit for permanent injunction against the son of your brother restraining him to enter into the office room illegally by evicting you. And you can not declare your title. But make sure that you have the proper documents to show that you are doing business in that premises since 1976.

Simply your father is the absolute owner of the shop and he have every right to dispose the same in the legal term and purview. And now your brother is the owner.
The only point is that if you have a trade license in your name in respect of the shop room for more than 12 years.
