Father gave land to me by settlement deed can sister claim share in it

My Father and his brother had a tached house property. It seems like as my ancestral were living in that village for many years and government had provided a patta in my father and his brother’s name. There is proper partition deed executed between my father and his brother. I have two elder sisters with me and they are married. Since the Partitioned property is only 1500 sq.feet and it further cannot be divided, My father politely expressed his interest to my sisters that he would like to register it to me as I have taken care of him for several years and cleared many of his debts. As my sisters are not agreed for any kind of settlement, My father had executed the settlement deed to me 2 months back. I am planning to construct a house in that site to fulfill my parents desire, but my sisters are threatening me that they will apply for a stay in court and they will issue a legal notice on the settlement deed and they want their equal shares. Please explain whether the deed is valid

Since the property is ancestral one, the settlement deed may be questioned in the court of law as your sisters have share in the property. It is better to negotiate with them and avoid legal complications.

From what you stated it appears that the patta was allotted to your father and it is the result of his efforts and he is the absolute owner of that piece of land and he has full discretion to give it to whoever he wants . Your sisters acion will not succeed.

The settlement deed by your father is valid.your Father can transfer his property based on patta as per his wish.your sisters cannot claim any bit of property from you.you can construct your house with out any fear.
