As per your abovementioned it seems that property belongs to your father, according to law each and every legal hires which includes your brother, sister and mother have equal share no one has individual right to claim, your mother cannot make will of the property in the name of only one son

First we have to see that whether you govern by hindu law or mohamdam law but in any case mother is not authorised by to transfer the property in the name of one son only. Mother will be given only certain share and she is in no way authorised to dispose of arbitarily.
