Does will have more power than a settlement deed

My mother distributed house site (received from her father) to her sons through a Settlement Deed (unregistered) in May,1994. Again, in October,1994 she executed a WILL(registered) for the same property. I would like to know which one of the two is valid as per law. please clarify.

Will deed is valid. Settlement is null and void since it is unregistered.

the unregistered settlement deed is implemented or not.If the settlement deed though it is unregistered and implemented,then it is valid.,If the said settlement is un registered settlement deed is not implemented,then the will be valid.
