if the property is an ancestoral property then father or the seller has to arrange for signature of his children aged above 18 years, as witness to the saledeed. On the other hand, if the property is self acquired, the seller has every right to do whatever he wants with his property and need not take permission from his children. But in reality, tomorrow when the seller dies, the children could go to court

No, generally the children’s signatures are not required if the property is self-acquired and the 75-year-old woman is the sole owner. She can sell the property herself, provided she is mentally competent and willingly executing the sale deed. However, the title documents and any existing claims or encumbrances should be checked before registration.

!Your question is not clear. If the property is a 75 year old lady and also if she is alive, then there is no need for any body signature except her. If she expires all the legal heirs signature is must because they have equal rights in her property. If you need further advice please contact me.

If the property is self acquired, except the original owner no one’s signature is necessary. Make sure the property document and title flow proves the property is self acquired and you can make daughter as witness signature if they are consented to

If the property is the woman’s self-acquired property, purchased using her own funds, the signatures or consent of her children are generally not required for its sale or transfer, provided she is the absolute owner and no other legal restrictions apply. However, before proceeding with the purchase, I recommend conducting a thorough title verification covering at least the past 30 years to ensure that the property has a clear and marketable title. If you require any assistance with property title verification or legal due diligence, please feel free to reach out.
