Delay plan sanction / villa construction

We signed up for a villa project. The builder gave two agreements: sale agreement and construction agreement. Fully paid per sale agreement and land is registered in our name per sale agreement. 20% paid per construction agreement. construction agreement signed on 30-Jul-2023 states "Contractor shall complete the construction and hand over within a period 18 months from the date of obtaining the Plan sanction with a grace period of 6 months." No sanction or construction till date. Our options?

you have a three option. 1. issue legal notice to the builder demanding immediate plan sanction and commencement of construction within a reasonable time. 2. still if builder is inactive file a complaint before rera. 3. if agreement has termination or refund clause consider it.

The agreement for construction must be looked into if the builder has delayed beyond agreed period can send notice and file for deficiency in service and seek for damages. please feel free to consult. furthermore the damages can be recovered from the builder
