You have to get rectification deed registerered with the concerned sub- registrar of kalyan for rectification of the said mistakes of aggreement for sale. Since you have already paid stamp duty at the time of registration of agreement for sale, You have to pay nominal registration charges only for rectification deed.

Dear Querist,
You will have to execute a deed of rectification with both the parties signing, who have signed the original agreement.
Is consideration based on square feet, if yes then you will have to change consideration value, reduce the stamp duty and seek refund.

Legal charges should be around 20-25k.
