Common Sale deed for two Plots having different owners

Dear Sir, I have want to purchase a land which as two parts connected to each other and having different owners.Now I have struck a deal with both owners and they are ready to sell the land to me.Request you to please guide me whether can i purchase both parts of land in a single sale deed which both owners have agreed?

No . Because in an agreement for plot A the owner of plot B will be irrelevant with no duty , obligation and no consideration. Similarly in an agreement for plot B the owner of plot A will be irrelevant. Stamp duty, registration charges and jantri price may also defferent.

Hi, You need different sale deed for different lands, however it will be mutated to your single name in record after the registration of the sale deed and in that document both the land will be shown in your name. Thanks

it is better if you purchase both the properties by different sale deeds since the seller of both the parcels of land are different. in future if you want to sell them, you can sell them by one sale deed
