buying a flat in pune. dobt about ATS, conveyance deed, sale deed

While purchasing a flat in pune, is the sale deed executed individually to all the flat buyers or executing conveyance deed to society is sufficient? will the registered ATS and having share certificate from society be sufficient?

A registered Agreement to Sell (ATS) and share certificate are not enough. Each buyer needs an individual Sale Deed for clear title. A Conveyance Deed to the society only transfers common areas as per the concerned provisions of law.

Individual registered sale deed in your favour is safest. Conveyance to society transfers land/building, not flat title. ATS + share certificate helps, but registered deed gives clear ownership. Ensure society conveyance done.
