Builder asking for more than initially said maintenance

10-Feb-2023 (In Property Law)
After completion of the project, the builder received 2 years maintenance charges as fixed by builder. However, now the builder office is asking for the pending maintenance which they claimed to spend during the 2 years before handover to the society. Is builder have rights to ask for more than what initially decided as 2 years maintenance? Also, the builder has not provided a bore-well and separate water tank for the society as promised.

no need to give further payment if you already paid as per the terms and conditions in the contract . the amount which is demanded by the Builder is not specifically mentioned anywhere, then you can file complaint against him in the court and able to get compensation from him
