After how many years of Encroachment of land can we claim title

There was an idle plot near my grandfather house , so my father built a small house over there. It has been 27 years since my father built the house and dwelling over it. At the time of construction of house only 1 letter was sent by the jusco company who is the care taker of the land of whole of Jamshedpur. And the land belongs to tisco, and tisco has given this area where my father is living for residential accommodation. We have no electricity or water connection. Its been 27 years .after how many years can we claim for the title of the land

As explained by you it looks like you are in possession of the land which does not belongs to you for over 27 year then you acquired the title of the property by way of adverse possessions which is of 12 years but you should bare in mind that while calming the property by adverse possession your possession should be known to the owner and also should be hostile to him
