Advance cheque payment for property

The builder is asking us to pay in full by cheque for a ready to move in flat. We gave him a token amount by cheque and asked to provide agreement of sale. But he refuses to provide any agreement and told he will directly do a sales deed after receiving payment. What should I do?

Agreement of sale is mandatory otherwise there are chances of getting cheated.

Send a legal notice to builder demanding the same and if you are not satisfied with the builder then cancel the deal as it's in your benefit.
