What can be done if landlord is not taking the rent

We have a shop rented from 35 years. We have no agrreement. .we increase rent 5 % every year. And in last 5 years we have even increased rent more some time as landlord asked us. Now he is asking to raise the rent again. We are ready to increase 5 %. But he is saying to thrice the rent. We used to pay cheque and get receipt for rent. Now they stopped taking rent. From last 3 months. We offer them rent but they are not accepting the cheque. We dont Have there account no. Whay should we do. Pls advise
You can send him due rent from money order. Rajasthan rent control act provides this and you will be out of evil impact of defaulting in payment of due month. Plz do it within 4 months once rent gets due and plz save all evidences about payment of money.
Give legal notce to the landlord And ask him about his bank account no. then submit the rent through cheque in his bank account directly or if u know his bank account no. then directly submit the rent n his account through cheque. but don't increase the rent before one year.
