Tenant not paying rent from last 2 months what to do

 My tenant is paying rent from last two months. He is saying we have to deduct the rent amount from his advance. If he won't give rent for another his advance will get complete.i cant deduct any amount for painting and renovation. Please suggest how to proceed in this case.

sir, i would like to suggest you that if there is condition in the rental agreement, then, you can deduct the same towards painting and renovation, if damaged by him. YOU can also deduct towards damages by demanding the same by notice.

Issue notice to vacate, if his terms are not agreeable to you. You are the boss/landlord you need not oblige.

Get rid of such tenants.

Law is there to protect your rights.

It is advisable to avoid such tenants who will create damage your reputation.
