Tenant Not Paying Rent And Absconding

My tenant is not paying rent for the past 3 months. He is also not answering my calls. The house was found locked when I visited there 2-3 times. When I enquire from a neighbors, they says that he come sometimes in gap of 4-5 days that also during late hours. How to proceed with this situation. In case I want to send legal notice or worst cast file an eviction suit, how would all these documents be delivered to him. I am sure if I send notice to his permanent address those will be handled or will not be accepted.

In this case if the your tenant is not responding or has lock the premises and has gone away you are supposed to file a suit for possession. In case the tenant is not responding then you have to seek an ex parte decree against him. Generally the court doesn't give you an ex parte decree on the first date but you have to satisfied the judge that intentionally and directed to deliberately the tenant is avoiding the services so maybe In newspaper you have to publish that the tenant is deliberately avoiding the services so you may get get an ex-party decree in your favour I have dictated the answer so there may be some grammatical or typo graphical error thank you
