Since the agreement has expired and the tenant is illegally occupying the premises even after a legal notice and police complaint, you can approach the civil court for eviction under relevant rent control laws. As for the electricity bill, you may write to the electricity department stating that the original tenant has vacated and the current occupant is unauthorized. Request the bill to be transferred or services disconnected until rightful occupation is restored. Keep copies of all prior notices and complaints for legal proceedings.

File for Eviction: If the tenant still refuses to leave, you may need to file an eviction lawsuit (also known as an unlawful detainer) in your local court. you can contact my name and number for further queries.

Hello. In such a case you will have to file the recovery of property (possession) suit before the court/ rent controller. This is not a case where police will intervene or even where electricity department can help you. Though this is a time taking process, but if your case falls under Rent Control Act ( depending on location of property and value of rent), then it can be comparatively a speedier process. Please feel free to reach out to us for further help.

HI. Good Morning. You may seek a detailed legal Consultation From an advocate and act according to his advise only. If there is an illegal possession one has to initiate legal action for eviction. Do take prompt action as per the advise of the lawyer only.
