Rent and Maintenance Arrears from Tenant

I have a informal written agreement with my tenant in my apartment and he is having pending rents and maintenance which got accumulated across few years, to be cleared to me and the association. I am in communication with him through WhatsApp, phone calls and even trying to meet him in person when possible. He has acknowledged the dues that's pending and says would clear them, but the timeline is keep on extending. I am being very liberal considering he is a family man and has other issues.

Dear Client, 1.Since you have a written agreement and the tenant has acknowledged the dues, you can issue a legal notice demanding payment of pending rent and maintenance within a specified time (usually 15 days). If he fails to comply, you can file a civil suit for recovery of arrears and/or an eviction petition before the Rent Controller or Civil Court, depending on your local Rent Act. Keep all WhatsApp messages and written acknowledgments as evidence of admission of debt and communication. 2. Consult an advocate to discuss your case in brief. 3. sir first send a legal notice to demand the arrears of rent , and also demand if he fails to pay arrears he will be evicted if he reply take a necessary steps under law to vacate get a new tenant and also file recovery suit to get a arrears of rent dont be so liberal
