Owner not accepting rent as the flat is in brother's name what to do?

It is a pagdi system building in Mumbai. I have 2 rooms in my brother's names. Landlord is not accepting rent ever since he found out its in my brother's name. What should be course of action and how do I pay the rent?

Since how long the rent is not paid to the Landlord and any idea what is the reason why the Landlord is not accepting the rent. Normally how were you paying the rent till now. You may send a cheque to the Landlord. For any further info you may contact through mail or phone. Thanks.

Since it is in your brother name means you are eligible to stay with a permission of your brother. As per your Query if your Landloard is not accepting rent then you can send him rent via DD with cover letter through Reg. A.D. and keep proof with you for your reference.

Pagdi system has no foundation under Rent Control Legislation. Please clarify who is tenant of those two rooms? If your brother is tenant then he is bound to pay the rent to landlord as agreed since the rent receipts are to be passed in his name. What is important is landlord-tenant relationship and if your brother is tenant in my opinion he is bound to pay rent. If landlord is not accepting rent then you have to file proceedings in the Court of Small Causes for depositing rent.
