Is it necessary to check ancestral chain of a builder property

12-May-2023 (In Landlord/Tenant Law)
This is for a property I am going to buy. It is a 2bhk flat from a reputed builder, but from the land owner share. 1. Is it mandatory to check the ancestral tree? 2. Documents report the land is the ancestral property of the land owner, and through his grandfather till his generation, the inheritance has occured only to Sons and no daughters are mentioned. Does the Hindu succession Amendment 2005 allow any suppressed female in the league to claim rights later? Note: The grandfather was not alive as on Sept 2005. Could you please clarify?

Yes, you can purchase. With every purchase you will purchase little percentage of risk. Even if everything is OK there is no bar under Indian law to file suit to bring other party to compromise. More suggestions in person.
