First you can issue a notice to the tenant for the eviction from property if he fails to do then we can file a suit in court of law for the same and also claim for the compensation for loss occured t you.

You have to send a legal/eviction Notice and after 15 days you have to file a eviction suit if your monthly rent is above 3500/.
If your rent is below 3500/- there is other procedure, please tell us where is your property situated?

You will first have to send a notice in writing to the tenant giving him 15 days to vacate the property. If the tenant fails to vacate the property after the expiry of the 15 day period given in the notice, then you will be entitled to file a suit for recovery of possession.

It's advisable that in your notice you don't restrict yourself to only non payment of electricity and maintenance charges and instead overall assert that you would like to have your property back.
