House owner not returning my deposit amount

Hello sir/Mam I stayed in a Chennai, vadapalani from March 9,2019 .Landlord demanded 25,000 as deposit amount. I paid a token advance of rs. 25000 in his bank account ,When I ask for rental agreement I’m in Porur very busy I’ll later get just saying like this , he postponed. So all month I sent the rent from my bank account to his bank account (no cash transaction).all via online. In 2020 March ,I came to my native unfortunately lockdown(corona) has been announced by our government. I got Struck and waited for APRIL and MAY month, but lockdown was still extending, I told my owner I’ll vacate sir pls Detuct the rental amount For April and May and return the balance amount Rs.16,000/-. He is not attending my call and to my text messages in Whatsapp. Bcz of corona I can’t get e-pass to meet him, don’t know what to do, I’m having room key , and online transaction of rent and deposit amount as proof, no Rental agreement , kindly give me suggestions pls pls pls
