If your siblings are ready for a settlement and are not raising any dispute, you can certainly get the property transferred in your name and Mutation (नामांतरण) is important because it clearly the title of ownership

You can but mutation shall prevent you from facing penalties and future dispute and sale issues. Because anybody can come tomorrow and say settlement deed is forged. So what you should do is obtain Legal Heir Certificate / Succession Certificate. Create and Register a Relinquishment or Settlement Deed. Then get the property registered in your name. Apply at the local municipal/revenue office with the registered deed and legal heir certificate to update land/revenue records.

If the property was in your parents’ name and they passed away without a will, then all legal heirs (siblings) have equal rights. You can get the property transferred in your name after mutual settlement. For this, all siblings need to give their consent through a registered ‘Relinquishment Deed’ or ‘Gift Deed’. After that, you can apply for mutation at the Nagar Nigam or Tehsildar office in Indore to update the property records in your name
