Procedure to cancel gift deed made by father to step mother.

Hi, My father had 4 acers of land and he transfered land to his 2nd wife through registration(gift deed) and patta ,mutuation. Can my mother approach the RDO to cancel the patta. Please let me know what are the rights have the RDO to cancel patta. Please advise.

As per hindu Law, if second marriage happens when the first marriage is in existence. the second wife is not entitle for any share of husband property. Only if their are childrens then they are entitle. Here we have to carefully see the document being executed as gift deed can be given to any person and if it acted upon then only it is valid.
