Gift of immovable property by a bedridden Donor

My father is 89 years old, staying in Trichy (my sister’s house) and not in a position travel. His house property in Chennai is to be settled between self and my sister.
What is the easiest legal way to do it without making him travel?
You can file an application with the Registrar's office stating that your father is suffering from a serious ailment and is unable to move. Along with the requisite fee, request that the registration be conducted at your residence.
