What is the process of getting patta for land

I have purchased one land from promoters at 2012 but still i didn't get my patta and then my promoters are saying u need to get DTCP approved then only we will get patta it seems they are telling. So please tell what i nees to do now?
You have to first apply for regularisation of your plot in the unapproved layout by submitting your application to the local body. After approval, apply to the Thisildar for an individual patta in your name.
