What is the difference in Survey number and Khata number

I am planning to purchase a flat in bangalore, past 42 years single owner and the developer made a JD to built the house. When i am checking the documents i got to know in 1972 the guy purchased from two sale deeds 37 and 37/1, and when he was selling the property the number changed to 36/2 , he doesn't have official memorandum for 36/2, how to get that and is that safe to bus a property. He don't have a mother deed fro that property. how i can rectify this issue - please suggest

Please take encumbrance certificate from 1970 to till date to know about the property and when u get e. C. U will come to know about sale of properties from seller to buyers and u get exact encumbrance. Later go to concerned BBMP / cmc/gramathana talk office and verify documents about survey Nos. So u will get details of property how the numbers changed. Later take opinion from Advocate to purchase flat.
