Want to enter a partner in my coaching center as sleeping partner.

Hi, i am running a coaching centre, n i have got a proposal from one of my acquaintance to use the same space during the inactive hours of coaching centre i.e.9 to 12 p.m for the purpose of play school n in return i am willing to be a naming cum sleeping partner at a fixed amount per month, n i want to get it done everything legally with propet agreement n etc to avoid all the future conflicts, please guide me for the same
