Validity of sale agreement made on 20rs stamp paper not registered

We have made a plot sale agreement on 20 RS stamp paper which is NOT registered We have paid 15 Lakhs to the seller for buying a plot which is in Thanjavur, TamilNadu. This Agreement was written around 23-Mar-17 Currently we have some problems with the seller. is the agreement still valid? We havent specified any timelines in the agreement & also its NOT registered. Regards
