once the sale deed is executed and duly registered in the office of sub registrar,it can not be changed. If you want to shift the property in the name of your mother,it can be transerrred by any of the modes prescribed in the transfer of property act.

You mean, you have purchased a property and have first purchased it in your wife name and accordingly in the agreement your wife name was entered and the agreement is registered but now you want actually the property to be in your mother name? If this is the case then either you can enter into rectification deed (which depends on the details of the agreement) or the option is gift but again you will have to pay stamp duty of around 3% of the market value of the property. If the property is in joint names of yourself and wife then you can execute release deed.
