How to transfer flat to my sons name

My fathers name flat in mankhurd west mahada and he is nt nymre and my mother is very old . she directly want to to transfer flat on my name
she will have to sign a relinquishment deed in your favor, then you can obtain a legal heir certificate from the office of tehsildar. After that, you can register the said property in your name.
