How to make an agreement for purchasing a school

respected sir/madam we are the two to three partners going to purchase a school want to do agreement so which points should be added?
Sir,
Any Agreement is always drafted on the terms which the contracting parties usually decide and agree upon .
However generally the terms should be that building along with the land there under is also to be a part of the Agreement because if there is no clarity than disputes may arise later . Besides the Agreement should be properly drafted to safeguard the interests of the purchaser.
Whether there is any charge or other encumbrance on the property is also to be seen prior to entering into Agreement
Whether the School is authorized by the concerned education Department
If there is any dispute regarding the School premises pending in any Court or other Tribunal
Other legal positions which will differ from case to case and which cannot be narrowed down to a particular query
