How to get the ancestral property transferred on my name

I am an NRi living in the UK who is not familiar with your legal process, I have family land in India and have been advised to undertake both a title search and physical survey of family property. I would like to know why this is necessary as surely my late father has a share in his ancestral land and this is all i require. Assuming i do this and it gets done , what are the next steps in pursuing action on my late fathers land. In the event my claim is disputed and assuming litigation follows what happens next in terms of court proceedings, likely associated timescales and various costs.

Your property is ancestral, you have to file a application for succession certificate before the civil court having jurisdiction of the property. The court will publish a paper publication asking the world at large inviting any objection from any person who has objection for the names to be transferred in the property, if no objections is received by the court, then the court will give the succession certificate, thereafter your mother and uncle name can be added and they can become the owner of the property. You have to pay the court fees as applicable
