Combining two proportions of a site into one to become joint owners

07-Nov-2023 (In Documentation Law)

There is a provision that two persons, say brother and sister can purchase a single site jointly under one sale deed, and be joint owners , and their share in the site is in proportion to contribution made by each of them. Suppose said brother and sister purchases two adjacent portions of the single site on under two seprate sale deeds, and later, they decide to combine their portions of the site into one schedule, and want to share the entire site in proportion to their respective contribution ,and want to be joint owners, by what type of document this arrangement is possible ?

I suggest both of you to retain the separate sale deed as per your respective proportion of shares in the Site. If both of you wish to develop the site as a single plot then better to file an application before the Jurisdictional Revenue Department for Amalgamation of Katha(single Katha) so that a single Katha number will be assigned and both of you should swing together for development of the site. Infurther if both of you wish to separate you can just bifurcate the Katha and retain your respective separate sale deeds.
