What to do if the tenant ran away without paying the rent

One renter was leaving in my furnished flat but we don't have registered rent agreement, only written terms on stamp paper signed by me and the renter. Now he vacated the flat and ran away without paying 3 months rent and also took the TV which was fitted in the flat.
It is not true that only registered agreement has value in the eyes of law. On the basis of unregistered agreement one can be sued. Contact a good lawyer, apprise him about all the facts, documents and act accordingly as per his advice.
