Sold Property-Sale deed executed but 7/12 document was not given

I purchased a plot in village Pimploli, taluka Mulshi for 3 lacs in 2014. The developer did not get the 7/12 document of the plot. A couple of days back I had a chance to contact the circle officer. He informed that there are several survey numbers in the land from which the ploy was sold. It is therefore very hard to determine in which survey number does my plot exist. The actual process was to get NA done for the entire plots in the land before selling. With the existing sale deed 7/12 document of the purchased plot is not possible. The developer only communicates over the phone. His company is now closed and he works individually in real estate business. Not sure how to get my plot or the amount invested.

As per the prevailing laws the developer is bound to convert the land as NA before selling them for any purpose other than agriculture. Now you have civil and criminal remedy against him. File a suit for specific performance for his contractual/statutory obligation, compensation, file a criminal complaint for cheating and also can file a consumer complaint against his company/firm for deficiency in services.

How come the Developer or you are not able to trace the 7/12th Extract of that Plot which you have purchased? Go to the Land Revenue Dept personally & find out whether they have on their records 7/12th
extract or not.

Once you'll get the 7/12th Extract, it'll be easy for you to find out the chain of ownership i.e how the property till today has kept on getting transferred from one owner to another since 40 years back, 50 years back, etc. Then you can easily trace - who were such owners who have sold most of the survey numbers of your land. You can find these details online too.

You should also visit Registrar of Properties & give him a written application to give you the certified copy of the Registration done of such survey numbers of land, through that, we can identify who actually sold most of the survey numbers of your land and then we can challenge ownership of such owners in court of law.
