Purchased a non existent land from PA holder

I purchased a land from a PA holder through regd sale deed but subsequently found that the land is not in existence. land shown to me was in fact a govt land. But survey no. Mentioned In the sale deed refers to private land not govt land. we hold a patta issued by revenue authorities. I have been cheated bY PA holder/ seller. With sufficient clause available on sale deed can I sue the PA and seller on criminal & civil grounds along with interest and get remedy.
