Mr. X received amount but does not provided land for which Mr. X agred

In 2013 an agreement is met between me and Mr, X regarding purchase of a land and amount is paid by cheque as advance. When Mr. X is not able to do registry of that land on my name then in 2014 Mr. X offered to provide same size of land at different place near to same land within 6 month but after one year Mr. X does not able to keep his words . And after that I have given two notices in 2016 and 2018 and then after I have given a written complaint in police three times and they ask me to register FIR through Court. Can I directly approach court without advocate. What is the way to approach court.
hello sir according to your query you can file an FIR in nearest police station in with section 420 416 467 468 471 and 120 b Indian panel code 1860.. and you can file a civil suit in nearest civil Court for specific performance

yes you can approach the concern court there is no need of an advocate for that.. if police is not ready to register the F.I.R the approach higher authority I mean SP office if they don't register the go to the magistrate court for....if any other legal help required do contact me..
