Sir, it is very clear from your statement that the property stands in your grand father's name and there is no partitioned effected and there is no will or any document executed by your grand father in favour of your father. Hence all your aunties have absolute right over their father property. It is advisable to approach them through family elders and get their consent in favour of your father or otherwise you have to file a suit for declaration before the competent civil court praying to declare the properties of your grandpa to be the property of your father. If your aunties appeared before court it will be long process to conclude.

Intentions of your grandfather conveyed orally to your father will not hold good in court of law. Your father and two aunts have undivided one third share each in your grandfather's property. Changing the title in your father's name without aunts' knowledge is against law. They can start litigation if done so. It's advisable to negotiate with them.
