Regarding Sale Agreement validity and Sale Deed

15-Sep-2023 (In Civil Law)
Dear Sir/Madam, In 2006 my father purchased a property and in 2008 he borrowed some amount and did register a sale agreement (Not sale Deed) and in 2009 he returned the borrowed amount but the person did not agree for the cancellation of the sale agreement and started demanding for more money. My father cancelled the sale agreement from his part in 2009 but the sale agreement keeps reflecting in the Encumbrance Certificate. My worry is whether the sale agreement is still active or is there a validity for sale agreement if its not converted into a Sale Deed? Kindly need your advice on this.
