Hi there, if both the deeds are connected in a way that explains the fundamental point of the agreement then having no reference of it in the subsequent deed will weaken your position and open a scope of the parent deed getting challenged. In regards to the other query, absence of registration date or title deed of owner do raise suspicions on the intention while entering into an agreement. It's advisable to contact me and provide more details to assist you better.

A registered lease deed ordinarily contains sufficient particulars to identify the property and establish the lessor’s title. There is no mandatory legal requirement that every registered lease deed must mention the registration number, registration date or complete particulars of the parent’s title deed. Therefore, the absence of such details does not by itself render the lease deed invalid. However, if the omission creates uncertainty regarding the identity of the property or the lessor’s ownership, it may give rise to disputes. If you suspect any irregularity, you should obtain a certified copy of the lease deed from the Sub-Registrar’s office and independently verify the owner’s title through the chain of title documents and the registration records.

you may file for inspection of the records at the sub registrars office if it is a registered lease deed. filed can be inspected upon payment of a very small fee. also check with the staff if a certified copy of the lease deed can be supplied to you on an application.

A registered lease deed executed and registered in Delhi in 2024 is ordinarily expected to bear the registration particulars, such as the registration number, book number, volume, and date of registration, along with the endorsement of the Sub-Registrar. If these details are completely absent, it raises a question regarding whether the document is the final registered copy or merely an unsigned/unregistered draft. As regards the parent deed or title deed, there is no mandatory legal requirement that a lease deed must reproduce the registration number or date of the lessor's title deed. However, the lease deed should ordinarily identify the lessor's title and adequately describe the property so that the lessor's right to lease the property can be ascertained. If you have doubts about the genuineness of the lease deed, you may obtain a certified copy from the office of the concerned Sub-Registrar or verify the registration details through the registration records. This will confirm whether the document has in fact been duly registered and whether its contents match the official record.
