Need information related to apartment maintenance calculation

Dear Sir , I stay in an Apartment consisting of 223 flats (80 , 3 BHK and 143 , 2 BHK ) , Here we paid equal amount to purchase Amenities from builder . Flat size varies between 2 bhk of 747 to 3 bhk of 1590 sft . All 2 BHK owners are enjoying equally all facilities as 3 BHK owners , but when it comes to pay maintenance the committee has decided on a Fixed plus variable approach which is now used in most of the big societies (Where there was a difference of 600 per month between average size 2 bhk and 3 bhk and almost 1100 rs difference was there between small 2 bhk and 3 bhk ) But In one meeting some of 2 BHK owners asked for Pure SFT calculation and asked for Poll . Naturally They own the poll being 63 more in number . When Corridors, gardens, Roads, gym , pool play area are equally enjoyed by all is it justifiable to take Purely Per SFT charge asking More than two times maintenance . 3 BHk owners are ready to pay more but not double . Plz Suggest your view ...

Usually that the maintainence of apartments shall be regulated by the local acts of the state and varies from city to city and society formed and the rules and regulations framed under the society formed for maintainence of the apartment cant give opinion on the problem need to verify all the above
