me and my 2nd floor owner is having a dispute regarding the roof right

in my sales deed it is written that having 3rd floor with roof terrace rights and in the second floor owner's deed it is written common roof terrace rights in a builder made building . So, basically who has rights to the terrace and he also have the AC outside unit on our side and he also does not have his water tank on our side of terrace
